Commercial Property  Lease
Reform

More than half of all commercial premises are rented, that's one million premises!
These businesses are mostly small family businesses that do not have professional advice when signing a lease.

They rely on the legislation in The Landlord and Tenants Act 1954 and the RICS Standard for Leasing Business Premises 2020 to protect them.
Tenants do not know anything about this, neither do you!

We are here to give you and them a voice without which corporate landlords are the only ones that are heard.
Without this your high streets will remain empty and family businesses will not be passed on from one generation to the next.

Right now the laws that protect these tenants are under review:

Protest

Simplicity in our ask.

1. Legislate existing RICS best practice guidelines.
2. Expand the scope of protection to include Rent Reviews
3. Adjust rents to reflect low occupancy rates
4. Make contracting out of the 1954 Act mandatory however strengthen landlords rights to terminate leases in exceptional circumstances
5.Run trials to determine what works to ensure the reform is going to work
